Every city and state has it's issues.

Costs are high in some areas, but that is because demand is high, costs are lower in other areas, because demand is low, both of those should tell you where you might want to and might not want to live. You can pay more to live in a more desirable city or state or pay less to live in a less desirable place.

I just doubled down on Nashville, and bought a downtown condo for weekends.

Intended to buy in Miami, but insurance scared me.

Very cool. What are some of your favorite places to go? I decided on my last trip that I can’t do lower broadway at night any more. Too crowded. Except to see Kelly’s Hero’s at Robert’s!

I spend a lot of time at the Red Phone Booth.

When it's time to step down, Redneck Riviera.

We close May 13. Love breakfast at Pinewood, and Another Broken Egg. Lots of business lunches at Corner Pub and Hard Rock Cafe.

The Southern is a favorite. Too many more to mention and still discovering more.

Or supply is artificially constrained? High prices =/= strong demand.

We lived in New Jersey most of our lives. A suburb of NYC. Retired to southern Florida, enjoy it very much. Sunny, bright, warm, lots to see and do.

Here are some views from my backyard in FL. I lived in PA for 57 years. No possibility of us ever going back. Not in a million years. It’s frckn paradise down here. Average temperature is 75 degrees from Oct 1st to May 1st.

Canada is my home and I visit quite frequently and my family visits us in Fla. We enjoy spending time in Maine and NYC. But I really love having my home base in Fla., enjoy the beach, the weather and eating breakfast out on my porch listening to the birds and watching the deer. Enjoy going to Disney for lunch. Such a nice state and nice people. See some nice watches too!

People have been anticipating a change in trajectory for a while, but the death spiral looms heavy. The latest revenue capture schemes are not encouraging investment. I’m not sure too big to fail applies there. Rather, an epic implosion seems more likely.
